What a Home Inspection Actually Covers: Myths vs. Reality

At The Home Inspectors, we believe informed clients make better decisions and that starts with understanding what a home inspection truly includes.

Whether you’re a first-time homebuyer or a seasoned Realtor guiding clients through the process, it’s common to encounter misconceptions about what a home inspection does and doesn’t cover. That’s why we’re breaking it down clearly so you know exactly what to expect when you schedule an inspection with The Home Inspectors.

What’s Included in Every Home Inspection

All of our inspectors are licensed by the Texas Real Estate Commission (TREC) and follow the official TREC Standards of Practice, which means your inspection is comprehensive, consistent, and trustworthy. Here’s a breakdown of the systems we inspect:

Structural Systems

Optional Systems (At No Additional Charge)

At The Home Inspectors, we go above and beyond. The following optional systems are included with our inspections at no extra cost:

  • Landscape Irrigation (Sprinkler) Systems
  • Swimming Pools, Spas, Hot Tubs, and Equipment
  • Private Water Wells
  • Private Sewage Disposal (Septic) Systems
  • Outbuildings
  • Other Built-in Appliances (if present)

Additional Services Always Included

We also provide extra evaluations that most inspection companies charge for separately but we include them in our standard pricing:

  • Pier & Beam Foundation Evaluation
When applicable, we include photos and a detailed review of the crawl space and pier & beam conditions.
  • Free Termite Inspection (Wood Destroying Insect Report)
Our licensed inspectors provide a full WDI inspection at no additional cost. This report reveals any visible signs of current or past infestations, following the official Texas Department of Agriculture (TDA) inspection procedures.
  • Thermal Imaging
We include thermal imaging with every inspection at no extra cost.

What’s Not Covered (And Why)

While we provide a comprehensive and detailed inspection, it’s important to understand the scope and limitations of what a home inspection includes. Here’s what’s not covered and why:

  • Not Technically Exhaustive
A home inspection is a visual evaluation, not a technically exhaustive investigation. We do not use invasive methods or disassemble systems. We inspect only what is visible, present, and safely accessible at the time of inspection. If an area is blocked, locked, or unsafe to enter (i.e. flooded crawl space, unstable roof), we won’t risk inspector safety or damage the property.
  • Not a Code Compliance Inspection
While our evaluations may reference items that would not meet current building code, a home inspection is not a code inspection. We’re not verifying code compliance or requiring repairs. Instead, we document conditions to help you make informed decisions. No action is mandated based on our findings.
  • Not a Warranty or Insurance Guarantee
Our inspection does not imply insurability, warranty, or remaining life expectancy of any component. We do not verify compliance with manufacturer installation instructions or product-specific requirements. Our inspectors are trained professionals but generalists who apply knowledge across a wide range of systems rather than specialize in any single one.
  • Not Cosmetic or Concealed
We do not evaluate cosmetic issues like paint wear, small drywall cracks, or worn carpet. We also can’t inspect components that are hidden behind walls, under floors, or inside locked spaces.
  • Not Environmental or Specialized Testing
We do not test for mold, radon, asbestos, lead, water quality, or pests beyond wood-destroying insects. These require specific licensing, lab analysis, or equipment beyond the scope of a general home inspection.

Common Myths, Cleared Up

Myth 1: “The inspector will tell me if I should buy the house.”
Reality: We give you the facts. You decide how they fit your goals, budget, and comfort level.

Myth 2: “New homes don’t need inspections.”
Reality: Mistakes happen even in new builds. We recommend inspections before closing and at the builder warranty mark.

Myth 3: “If it’s not in the report, there are no problems.”
Reality: Inspections are limited to what is visible and accessible. Ongoing maintenance is always recommended.

Myth 4: “Once it’s inspected, I won’t have to worry about it for a while.”
Reality: A home inspection is a snapshot in time, not a prediction of future performance. Systems can function one day and fail the next due to age, wear, or weather. That’s why regular maintenance and monitoring are key, even after the inspection is complete.

Your Report Is a Roadmap

Our reports are more than a list of problems. They’re a roadmap to smart homeownership. We encourage buyers and sellers to use them to plan repairs, negotiate confidently, and maintain their investment over time.

And with every inspection, we include:

  • Repair Pricer – Free repair estimates (for buyers of single-family homes)
  • Haven Home Portal – A digital hub for managing your home at no additional cost
  • Ongoing Q&A Support – Got questions after the inspection? We’re always here to help.
