Behind the Scenes: A Day in the Life of a Home Inspector

Most people only see the final report after a home inspection, but that report reflects a step by step process. Whether the inspection is for a buyer, seller, new construction home, or homeowner, the goal is always the same: to provide a clear picture of the home’s condition.

Arrival & Getting Started

Every inspection begins with clear communication and coordination. The Home Inspectors handle scheduling through the showing service or directly with the listing agent and have full-access SupraKeys for a smooth entry process.

Clients receive confirmation emails prior to the inspection, along with follow up communication after, so everyone stays informed from start to finish.

While clients are not required to attend the inspection, being there, even for the last 30 minutes, can be one of the most valuable parts of the process. It gives buyers the opportunity to walk through the home with the inspector, ask questions, and get a better understanding of the findings in real time.

Exterior Evaluation

The exterior plays a major role in protecting the home, so it is carefully evaluated during the inspection. This includes key structural and visible components such as:

  • Roof covering materials and visible wear
  • Roof structures and attic access points
  • Foundations
  • Grading and drainage around the home
  • Exterior walls and siding
  • Windows and exterior doors
  • Porches, balconies, decks, and carports
  • Fireplaces and chimneys (exterior components)

Each of these areas is reviewed to identify both maintenance needs and larger concerns. Proper drainage, structural stability, and exterior condition all play a role in how well a home holds up over time.

Interior Evaluation

Inside the home, the inspection focuses on how systems and components are operating and whether they are functioning as intended. Inspectors review key areas throughout the interior, including:

  • Walls, ceilings, and floors
  • Interior doors and windows
  • Stairways and fireplaces
  • Electrical panels, outlets, and fixtures
  • Plumbing fixtures, water heaters, and visible piping
  • Heating and cooling systems, including ductwork and vents
  • Built-in appliances such as ovens, cooktops, dishwashers, and exhaust systems
  • Attics and accessible spaces when applicable
Special Systems

Not every home is the same, especially in Texas. Many properties include additional systems that require inspection, such as:

  • Landscape irrigation (sprinkler) systems
  • Swimming pools, spas, and hot tubs
  • Outbuildings
  • Private water wells
  • Private sewage disposal (septic) systems

With The Home Inspectors, these systems are included as part of the inspection, helping provide a more complete understanding of the property without unexpected add-ons.

Included with Every Inspection

Every inspection with The Home Inspectors includes a free Wood Destroying Insect Report. This termite inspection identifies the visible presence or absence of active or previous wood destroying insect activity, giving clients added peace of mind.

All inspections are performed by inspectors licensed by the State of Texas and follow the Standards of Practice set by the Texas Real Estate Commission, as well as the official procedures of the Texas Department of Agriculture.

On-Site Report Creation

Our inspectors create a full-color digital report with photos and a clear summary while still on site. Reports are presented and emailed before leaving the property, so clients have immediate access to their results.

Every client of ours also receives access to the Haven Home Portal at no additional cost. Their inspection report is already uploaded, along with educational videos, helpful resources, and maintenance reminders to support them long after the inspection.

Client Walkthrough

The inspection does not end with a report. Inspectors walk clients through key findings, answer questions, and help prioritize what matters most. This ensures clients leave the inspection with a clear understanding of the home and confidence in their next steps.
