Closing on a home is the culmination of all your hard work as a realtor, and an exciting/potentially stressful, time for your client. Your job is to put the client at ease, handle all the loose ends, and secure your client’s dream home… simple right? We’ve asked these real estate experts to give their top tips and tricks for realtors as they’re closing on a home.

_____

Read every document

“Realtors should read every document so they know all the terms of the contracts and related documents. It is a realtors job to inform their client of those important terms, conditions, and dates. If the realtor doesn’t know, the client doesn’t know and the transaction could fall apart. You would be surprised at the amount of Realtors that don’t read every document!”

Jennifer Rogers, Real Estate Agent at D.L. Jones & Associates Real Estate

Use a lender you trust

“Use a lender you trust. Private lenders typically close loans faster than the big banks (think Chase, Wells Fargo, USAA), and they generally have better customer service as well. Ask if their underwriters are in-house.”

Nicolette Lee, Real Estate Agent at Keller Williams

Always communicate with the buyer & seller

“Keep the line of communication open and make sure expectations are known by both the buyer/seller and the agent!”

Sam Carter, Real Estate Agent at The Harker Five Star Team

“Always communicate with the buyer and seller. Pay attention to time frames and keep your clients informed when things are approaching.”

Jennifer Rogers, Real Estate Agent at D.L. Jones & Associates Real Estate

Do the repairs after

“Rather than asking for seller repairs after inspection (there’s always SOMETHING that could be fixed), ask for the money and do the repairs once the home is yours. That way, you can pick out the contractor, style, and quality, or even save some money and do them yourself and pocket the rest!”

Nicolette Lee, Real Estate Agent at Keller Williams Houston Metropolitan

Focus on the client

“As the agent, take yourself and your desires out of the equation. Truly represent your clients’ best interest. Take the emotion out of the process. Buying or selling can be very exciting or difficult for folks; support them and show them the facts.”

Sam Carter, Real Estate Agent at The Harker Five Star Team
